Maintenance and Repairs

  1. Lodgement of Maintenance Requests
    (a) The Renter must lodge all non-urgent maintenance requests exclusively through the Rental Provider’s nominated Maintenance Portal.
    (b) The Renter must ensure they are registered on the Maintenance Portal for this purpose.
    (c) Maintenance requests submitted outside of the Maintenance Portal (including by telephone, text message or email) will not be accepted, save for urgent repairs as defined in this Agreement and the Residential Tenancies Act 1997 (VIC).

  2. Urgent Repairs
    (a) Urgent repairs are defined strictly in accordance with section 3 of the Residential Tenancies Act 1997 (VIC), and include but are not limited to:

    • burst water service;

    • blocked or broken toilet system;

    • serious roof leak;

    • gas leak;

    • dangerous electrical fault;

    • flooding or serious flood damage;

    • serious storm or fire damage;

    • failure or breakdown of any essential service or appliance provided by the Rental Provider for hot water, water, cooking, heating or laundering;

    • failure or breakdown of the gas, electricity or water supply;

    • any fault or damage that makes the premises unsafe or insecure;

    • an appliance, fitting or fixture provided by the Rental Provider that is not working properly and causes a substantial amount of water to be wasted;

    • a serious fault in a lift or staircase.

    (b) In the event of an urgent repair, the Renter must first lodge the request through the Maintenance Portal.

    (c) If the Renter does not receive a response within 24 hours of lodging the urgent repair request through the Maintenance Portal, the Renter may directly contact one of the following authorised contractors for the relevant category of repair:

    • Plumbing: Plumb2Day – 0478 777 625

    • Handyman Services: AJK Home Services – 0430 022 844

    • Electrical Services: SD Electrical Services – 0432 497 873

    (d) The Renter is not permitted to engage any other contractor for urgent repairs. Costs incurred for works undertaken by unauthorised contractors will not be reimbursed by the Rental Provider.
