What is my first point of contact?
Your Property Manager is your first point of contact and will assist you with any enquiries you have during the inspection and application process. Members of our Property Management team are allocated specific properties; therefore you may deal with several individuals on our team during your property search.
What should I be aware of at property inspections?
One of our Property Managers will meet you at the property and show you its features and explain its unique benefits. During the inspection, please note if there are any alterations or additions you would like made to the property. The owner may or may not be able to accommodate your requests, and may ask you to contribute to the cost. It is important that any requests for the owner must be noted on the application form at the time of the inspection.
How can I apply for a property?
There are several ways to apply for a rental property with Raine&Horne Kingaroy. You can submit an application by clicking on the 'Apply' button against the property of interest via our website or other property portal.

What happens next?
The application cannot be processed until it is complete with copies of the relevant supporting documents attached. Our Property Management team will contact you within 24 – 48 business hours. If the application is approved, the General Tenancy Agreement will need to be signed by all the stakeholders and a holding deposit of one week’s rent will need to be paid in cash to the office within 24 hours of acceptance.
Should you decide not to proceed with your application, the number of days from when you paid your application fee will be calculated and multiplied by the daily rent and forfeited to the owner, so our advice is to carefully consider your options before signing anything. We will do all we can to help you find the property that fulfills your needs and smooth the transition process as quickly and as fuss-free as possible for you.
Fixtures and Fittings
Tenants must obtain written approval from the property manager or owner before attaching any fixture or making a structural change to the rental property. The request should clearly describe the proposed change, whether the fixture will be removed at the end of the tenancy, and may be included as a special term in the tenancy agreement. Any written agreement must outline the type of fixture, any specific terms, whether the tenant is permitted to remove it, how removal should occur, and how any resulting damage will be repaired or compensated for. If removal is not allowed, the agreement should also specify any compensation due to the tenant for improvements made.
If the property is part of a community title scheme, such as a unit, townhouse, or apartment, body corporate approval may also be required, especially for changes affecting the exterior or common areas.
If a tenant installs a fixture without the necessary written approval, the property manager or owner can require the tenant to restore the property to its original condition or may choose to retain the fixture as an improvement. Property managers and owners are not obligated to approve fixture requests and can refuse permission if there is a valid reason, such as the risk of significant damage.
Can I have a pet at my property?
If you are a current Raine&Horne Kingaroy tenant and have not had a pet approved at your property, you must submit a formal request using the Request for Approval to Keep a Pet in a Rental Property (Form 21). The property manager or owner is required to respond in writing within 14 days, confirming approval or refusal and outlining any conditions or reasons. If no compliant response is provided within this timeframe, the pet request is automatically deemed approved. Clear and prompt communication is essential to ensure all parties understand their rights and obligations.
