Emergency Repairs
The law distinguishes between urgent (emergency) repairs and those which are not so urgent. Urgent repairs are:
- a burst water service or a serious water service leak
- a blocked or broken toilet
- a serious roof leak
- a gas leak
- a dangerous electrical fault
- flooding or serious flood damage
- serious storm or fire damage
- a failure or breakdown of the gas, electricity or water supply to the premises
- a failure or breakdown of the hot water service
- a failure or breakdown of the stove or oven
- a failure or breakdown of a heater or air-conditioner
- a fault or damage which makes the premises unsafe or insecure.

Locksmith: locking yourself out of your property is not considered an emergency repair. If you require a locksmith outside of business hours we recommend the following Locksmith who will require payment by the tenant.

Glazier: If you have experienced a break-in, please report it to the police. The police will give you a Police Report Number—you must report this to the office the next working day. Without obtaining the Police Report Number, the cost of replacing the glass will be invoiced to you. If there is any other damage to the property besides glass damage, this must be reported to your Property Manager the next working day. You may instruct the glazier to forward the account directly to our office –marked attention to the Property Manager. If the glass breakage is the result of an act attributable to yourself, you may call the glazier to repair the broken glass, however payment of the invoice must be made by yourself.
